Where a calculator or guide cites a rate, an index, or a federal figure (for example, a Freddie Mac survey average or a Bureau of Labor Statistics CPI value), that figure is dated on the page and sourced on our editorial standards page. Rates move. A figure that was current on its stated date will not match today's market by the time you read this. We update the rate pages on a monthly cycle, not in real time, so treat any quoted rate as a recent reference point, not a live feed.
The site and its calculators are provided as is, without a guarantee that a given result will match what a lender ultimately offers you.
